Building a Room Addition - First Develop a Room Addition Plan

Building a Room Addition can be one of the best investments you can make in your home. Building a room addition, such as a family room addition, or bonus room can add wonderful new living space to your home. However, prior to starting a room addition, a homeowner should first formulate a room addition plan. There are several key factors that should be considered prior to breaking ground.

Developing a room addition plan should include both interior and exterior considerations. With many room addition projects a homeowner can draw up the basic room addition plans, including the floor layout and the physical exterior shape and size of the addition. However, if the roof lines and/or foundation footprints on the existing home or the new room addition are complex, an architect may be required. An architect may also be required to ensure that the finished room addition aesthetically melds well into the existing home. This is a key factor for resale value. If a room addition appears as an afterthought to the home it will be aesthetically unappealing to the neighborhood and to someday prospective home buyers.

When planning a room addition, the permit / inspection process will typically include an overall building permit, as well as electric, plumbing, and insulation permits. In order to complete the building permit process you will need drawings or sketches of the room addition. Besides overall sketches of the room addition with overall dimensions, the drawings will also need to include cross-sectional views showing the framing type and physical sizes of floor joists, roof rafters, and wall framing construction. You will also need a bill of materials and a cost estimate for the construction. The building inspector will use this information to determine if the construction will meet all construction and safety codes. The building inspector also uses the Bill of Material and cost information to assess the amount of the permit cost.

During the building of the room addition, inspections should be completed after the:

· Foundation is poured
· Rough framing completed
· Rough Electric completed
· Rough Plumbing completed
· Insulation completed
 · Final Inspection / Occupancy Permit (Electric/Plumbing are complete)

Whether hiring a general contractor or planning to be a do it yourself carpenter and general contractor a budget and time table should be developed prior to starting the room. Not only is it necessary in the permitting process, it will help in identifying long lead items and provide the information necessary for financing the project if required. In addition, if acting as your own general contractor creating the time table will help assist you in determining need dates for sub contractors.

With room addition building plans and permits secured, as well as a solid Bill of materials and a timetable completed, a homeowner can begin the room addition project with a high likelihood of a smooth and successful home building project.

Three Easy Steps for Growing Tomato Plants

If you want to start growing tomato plants so you can enjoy fresh natural nutrition, this article is for you. I am going to share with you three easy steps for growing tomato plants that taste great and give you great nutrition! First I will share with you what seeds to plant. Then, I will give you the information on what your soil should be. Then I will share the basics of watering your tomatoes properly. By reading this article, you will gain a basic understanding of how to grow tomato plants naturally.

To start growing tomatoes, you will want to choose your seeds wisely. I always use heirloom seeds. Heirloom seeds have been continuously saved and used for at least 50 years. They are organic and will produce the tomatoes that produce the sweetest taste and the most nutrients. Give yourself a variety to plant and try. I believe that you can get 10 varieties for $18.

Now that you have some seeds to plant, you need some soil to grow them in! To start growing tomato plants, you will to germinate the seeds by placing the seeds in small containers with a damp seed starter mix soil. Make sure the seeds are in contact with the soil. After the seeds have sprouted, you will want to transfer the seedlings into larger containers with the following traits: proper draining, good structure, proper Ph of 5.5 to 6.8., texture and organic content. If you are new, the best place to ensure that you get the right soil, is to go to your local nursery and purchase soil for growing tomatoes. That will save you a lot of time and they will answer all of your questions about your specific area.

Finally, now that you have the seeds you will grow, and have acquired the soil to grow it in, it is time to give it life giving water. You want the soil to be damp, but not soaked and drowning in too much water. Water thoroughly, to encourage the tomato roots to seek water and nutrients deep in the soil. With an extensive, deep root system, the plants will hold up better during dryspells. When watering, soak the soil to a depth of at least 15-20 cm (6-8 inches).

Water only when your plants need it. Tomatoes like moisture, but over-watering is harmful. You not only waste water, but soggy soil will prevent the roots from getting the air they need. Now that you know how to start growing tomato plants, the right seeds to choose, best soil, and very importantly how to water it properly so that you will have happy healthy tomato plants and lots of great tomatoes.

7 Landscaping Ideas to Maximize the Use of a Small Yard

1. Eye catching plants: Pick 3 or 4 truly unusual plants that will catch visitor's attention and move their eyes around the yard. In the end you are the one that will be spending the most time in your yard.
2. Plants that grow up instead of out: Use taller plants or flowering bushes in corners or the back of a flower bed to add interest and draw the eyes upwards. Rose of Sharon bushes are a good example of this, as well as some of the hybrid lilacs. You want to pick plants or bushes that will not fill outwards though as they will appear to take over your yard. Tall lilies or sunflowers would also work well to draw the eye higher and make your yard appear larger.
3. Confine plants so that they do not spread: Most garden designers love perennials like lilies, tulips, and irises. However, with a small yard you want to be sure to enclose the roots of these hardy perennial plants so that they to not spread and take over your flower beds. A piece of large PVC pipe cut in 12 to 18 inch lengths can be used for this. Bury it completely in the ground so that the top edge is just below the dirt and plant your flowers in it.
4. Potted plants: If your yard is walled or fenced you can expand your planting area with the use of hanging pots of flowers. Vines do really well in these and they will add to the restfulness of your yard by seeming to enclose you in a lush green retreat.
5. Planting boxes: Planting boxes attached to the wall of your house can also help to expand your available growing area. If you have windows overlooking your yard you get the added benefit of flowering plants right outside the screens. Try to find highly scented plants for the window box planters so that you can enjoy the fragrance all through the house.
6. Wall mounted water feature: Most people find the sound of running water to be relaxing. With a small yard many people feel that they do not have room to add a water feature. However, there are many varieties of wall mounted fountains or water walls that take up very little space and still give you the benefit of the sound and look of moving water.
7. Layering: Layer plants that come up early in the spring like crocus and daffodils in with plants that will not appear until later. Not only do you get to enjoy some fresh color early in the year, you can actually have two plants growing in almost the same space. By the time later plants begin to grow the early bloomers can be cut back without damaging them.
These are just a few ideas that can make landscaping in a small area easier and provide a summer of beautiful color for you.
